If you are looking to sell your house sooner or later, and while you have some time at home, here are some home DIY projects you can do to add value to your house.

1. Energy Audit

Did you know that many local utility companies will provide you a FREE energy audit? These can show you how to maximize the energy efficiency of your home while also saving you money, win-win! Take the money saved and invest it into other updates to help make your home as marketable in the future as possible.

2. Look at your Home

This sounds simple. But, take the time to do a detailed inspection of your home. Not all DIY home improvement projects are cosmetic. Many problems that could cause a potential buyer to walk away can be relatively easy to fix once you know about it. So, take the time to assess your home thoroughly. Not sure what to look for? Perhaps inquire with a professional home inspector to see if they could review.

3. Remove Popcorn Ceilings

Do your home’s ceilings feel dated? While popcorn ceilings might not break a potential sale, they can date your home. However, you can remove your popcorn ceilings with the right equipment. First, though, if you have an older home, check if it contains asbestos. If so, wait until a professional can handle it. If not, why not start?

4. Bring on the shade… eventually

For those who aren’t planning to sell your home today (or soon), take some time to plant shade trees. Once these trees mature, it adds value to your house and can help cut cooling costs.

5. Paint. Paint. Paint.

It is incredible the difference that a fresh coat of paint can give a room and how it can affect buyers when you list your house. Also, painting is one of the most cost-efficient ways to improve your home! While bold colors make a statement, neutral colors tend to be better for selling your home down the road.

6. Small Updates = Huge Return

Every home improvement show will tell you that bathroom updates are the smart way to invest your budget… but not looking to sink a fortune into renovations? Even small changes, such as removing or replacing dated wallpaper, or updating lighting fixtures or towel holders can add value without “breaking the bank”.

7. Refresh Your House’s Landscaping – Think Green

While bright and colorful plants add curb value, take a few moments to review the plants that are native to your region and that are drought-tolerant. Not only will they require less maintenance, but they will also need less water, which will save you time and money (and appeal to future buyers).

8. Replace Your Cabinets

While new cabinets are an investment, this investment will yield excellent returns when you look to sell. New cabinets can completely transform the look, feel, and functionality of your kitchen, and will appeal to buyers.

9. Update your fixtures

One easy way to add value and update your home without breaking your budget is to upgrade lighting fixtures throughout your home. Tired of the current finishes or styles your house has? Why not find fixtures you like in another finish and update as your budget allows throughout your home. Before long, all your fixtures will be updated, and potential buyers will appreciate the work you put in.
